Does this Boise pack instruct me to start an eviction?

No. This site will not tell an owner to evict anyone, rekey a house, or open a possession case. Whether any notice or court step is available depends on the agreement, the facts, and Idaho procedure. Title 6, Chapter 3 is the Legislature’s forcible-entry and unlawful-detainer chapter, including § 6-303. Creative Home Partners is not your lawyer.

If a North End, Bench, or multiplex rental is occupied, can a sale even be discussed?

Yes, a principal purchase can be discussed while someone still lives there. Who is inside, what writing you can produce, and what a buyer will accept are facts for you, a title professional, and if needed an attorney. An investor conversation does not erase Ada County occupancy.

Are you offering to manage my Ada County rental or collect the rent?

No. Creative Home Partners is a principal buyer considering the house for its own account. We do not sell management, tenant screening, or rent collection on this site.

Why do you keep saying Ada County instead of just “Boise”?

Recorded instruments and assessments for a capital-city house sit with Ada County offices, not Canyon County and not a City of Boise landlord desk. North End bungalows and west-Boise tracts still share that county file. Housing stock differs from Nampa’s; the county of record differs too.

If I sell, who accounts for the security deposit under Idaho law?

Idaho publishes the deposit rules in § 6-321. How a deposit is transferred or accounted for depends on the agreement and the facts. Idaho Legal Aid’s landlord-and-tenant page is a public explainer. This site will not compute what you owe a tenant.

Must I finish repairs on a capital-city rental before anyone will talk?

No. Condition still matters to any buyer, including an investor. A conversation can start from the house as it sits — deferred paint, a tired roof, or otherwise. We will not claim that maintenance is irrelevant. HUD fair-housing rules remain in force regardless of condition talk.
